Li even sees similarities between Vietnam and its giant neighbour, such as large populations and political stability.<\/p>\n\n\t\t<style type=\"text\/css\">\n\t\t\t#gallery-1 {\n\t\t\t\tmargin: style=\"clear: both\" \/>\n\t\t<\/div>\n\n<p>\u201cLooking at China and Vietnam, it depends on different kinds of perspectives,\u201d he said. \u201cSome people say (Vietnam is) 15 years behind, some people say 10 years behind, some people say five years behind. But if you look at the mindset, probably they are quite close.\u201d<\/p>\n<p>Ready-built factories make up 75 percent of BW\u2019s portfolio of 26 projects in Vietnam, but Li expects ready-built warehouses to gradually increase their share to 50 percent as local manufacturing and e-commerce fuel demand.<\/p>\n<p>JLL\u2019s Crow, who leads a 550-strong APAC team at the agency, agreed that Vietnam and also Indonesia are poised to become logistics hotspots as their large economies mimic China\u2019s model of placing warehouses nearer to the end-user.<\/p>\n<p class=\"p1\" style=\"text-align: center;\"><a data-no-instant=\"1\" href=\"https:\/\/www.mingtiandi.com\/real-estate\/events\/oxford-ivanhoe-kic-savills-on-singapore-india-markets\/\" rel=\"noopener\" class=\"adv-link\" target=\"_blank\" aria-label=\"14 NOVEMBER 2023 conrad centennial Singapore\"><img decoding=\"async\" src=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/11\/14-NOVEMBER-2023-conrad-centennial-Singapore.jpg\" alt=\"\"  srcset=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/11\/14-NOVEMBER-2023-conrad-centennial-Singapore.jpg 780w, https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/11\/14-NOVEMBER-2023-conrad-centennial-Singapore-400x128.jpg 400w, https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/11\/14-NOVEMBER-2023-conrad-centennial-Singapore-640x205.jpg 640w\" sizes=\"(max-width: 780px) 100vw, 780px\" width=\"780\" height=\"250\"   \/><\/a><\/p>\n<p>\u201cI think that\u2019s probably one of the biggest changes we\u2019ll see in the next five years, is that we\u2019ll see a lot more investment into Southeast Asia,\u201d he said, identifying cold storage as a particular area of interest as food safety weighs more heavily.<\/p>\n<h3>Under Pressure<\/h3>\n<p>Turning attention to investment income, Allianz Real Estate\u2019s Desai observed that the arbitrage between office and logistics is decreasing as logistics becomes a more mainstream real estate sector and yields succumb to gravity.<\/p>\n<p>\u201cGiven the increase in investment demand for logistics, the pricing has moved quite a bit across the world in the last 12 months, and it continues to move,\u201d he said. \u201cThe cap rates continue to compress, so I think at some point you\u2019ve got to also look at risk and return.
