A broker familiar with the Hong Kong market indicated to Mingtiandi that the transaction for the hotel is pending a licence renewal.<\/p>\n<div id=\"attachment_298428\" style=\"width: 790px\" class=\"wp-caption alignnone\"><img decoding=\"async\" aria-describedby=\"caption-attachment-298428\" class=\"size-full wp-image-298428\" src=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2022\/01\/casa-hotel.jpg\" alt=\"Casa hotel on Nathan Road\" width=\"780\" height=\"554\" srcset=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2022\/01\/casa-hotel.jpg 780w, https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2022\/01\/casa-hotel-400x284.jpg 400w, https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2022\/01\/casa-hotel-420x298.jpg 420w\" sizes=\"(max-width: 780px) 100vw, 780px\" \/><p id=\"caption-attachment-298428\" class=\"wp-caption-text\">The Casa Hotel on Nathan Road in Yau Ma Tei<\/p><\/div>\n<p>Fund manager Pamfleet (later merged into Schroders) and ICP had received a reported HK$930 million ($120 million) offer for the hotel <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/finance\/hanison-said-bidding-for-pamfleets-hong-kong-travelodge\/\">from Hanison Construction Holdings in 2020<\/a>, but no sale eventuated.<\/p>\n<p>Across the harbour in southern Kowloon, meanwhile, PGIM picked up the Casa Hotel at 487-489 Nathan Road in the Yau Ma Tei area for HK$590 million ($75.7 million) after the owner had shopped the property for as much as HK$800 million before the COVID-19 pandemic struck, according to <a href=\"https:\/\/ps.hket.com\/article\/3154412\/%E6%B2%B9%E9%BA%BB%E5%9C%B0CASA%E9%85%92%E5%BA%97%20%E7%8D%B2%E7%BE%8E%E8%B3%87%E5%9F%BA%E9%87%91%E6%96%A55.9%E5%84%84%E6%89%BF%E6%8E%A5?mtc=60017\">a recent account in the Hong Kong Economic Times<\/a>.<\/p>\n<p>The HKET <a href=\"https:\/\/ps.hket.com\/article\/3087971\/%E6%B2%B9%E9%BA%BB%E5%9C%B0CASA%E9%85%92%E5%BA%97%E5%85%A8%E5%B9%A2%206.5%E5%84%84%E6%B4%BD%E8%87%B3%E5%B0%BE%E8%81%B2%20%E6%93%AC%E7%99%BC%E5%B1%95%E5%85%B1%E5%B1%85\">reported in October<\/a> that negotiations between the parties had brought down the asking price for the 162-room hotel to HK$650 million. PGIM, an affiliate of US finance giant Prudential, wasn\u2019t named at that time, but the report said the party bidding for the hotel planned to reposition the property as a co-living project.<\/p>\n<p style=\"text-align: center;\"><a data-no-instant=\"1\" href=\"https:\/\/www.mingtiandi.com\/real-estate\/events\/oxford-ivanhoe-kic-savills-on-singapore-india-markets\/\" \/><\/a><\/p>\n<p>A market source familiar with the deal identified the seller as Yiu Lai Kuen, who is \u201ckeen to retire and cash in the property\u201d after managing the three-star Casa Hotel for several years.<\/p>\n<p>The 14-storey hotel comprises 37,228 square feet of gross floor area and features shops on the ground floor, the hotel lobby on the first floor and restaurants on the second floor, with 10 to 16 guest rooms on each of the third to 14th floors.<\/p>\n<p>PGIM\u2019s consideration of HK$590 million values the property at HK$15,848 ($2,034) per square foot of GFA and HK$3.64 million ($470,000) per room.<\/p>\n<h3>Red-Hot Conversions<\/h3>\n<p>The pair of hotel deals position PGIM near the front of a parade of fund managers taking advantage of Hong Kong\u2019s depressed hospitality sector to pick up discounted hotel assets as institutional real estate investors look for properties with potential for conversion to rental residential use.<\/p>\n<p>Last month, AEW Capital Management teamed up local developer Crystal Investment to purchase the <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/finance\/aew-buys-hong-kong-hotel-from-chuangs-consortium\/\">388-room Hotel Sav<\/a> in Kowloon\u2019s Hung Hom area from Chuang\u2019s Consortium International for HK$1.65 billion ($210 million), with the new owners understood to be aiming to reposition the property for use as student housing.<\/p>\n<p style=\"text-align: center;\"><a \/><\/a><\/p>\n<p>To the south of the Hung Hom property in Tsim Sha Tsui is the 158-room Butterfly on Prat hotel, which US developer Hines <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/finance-real-estate\/hines-mindworks-buy-butterfly on-prat-hotel-in-hong-kong\/\">acquired in November<\/a> with plans to convert the property into a co-living space to be managed by local residential operator Dash Living.<\/p>\n<p>In July, Warburg Pincus-backed Weave Living agreed to pay HK$390 million for a <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/finance-real-estate\/weave-buys-kai-tak-hotel-to-add-to-hong-kong-portfolio\/\">99-room hotel in Kai Tak<\/a>, with plans to convert the building into
